On a rural property of 236 hectares in Atlántida, owned by TIBABIX SA and free of any debt and lien, who has handled the relevant permits and licenses from the Dirección Nacional de Medio Ambiente (DINAMA) and the Intendencia de Canelones, for its transformation into "Enclosed Urbanization" that would house 153 luxury villas of 260 m2 and 490 m2, in plots of 2,000 m2 up to 4,000 m2 on average, 18 holes private golf course and clubhouse, 80-bedroom Hotel with Spa, Fitness and Sport Center. Also in the property, an Equestrian Center (120 boxes) and veterinarian Clinic with 11 km. of route.

of Golf Course and the Club House, the Restaurants & Coffee Shops, as well as vehicles and equipment.
The property is located on Route 11 between the Interbalnearia Road and Route 8 near Paraje Estación Atlántida, at 5 minutes from the beaches of Costa de Oro, 20 minutes from the airport and Montevideo Free Trade Area, and 35 minutes of downtown Montevideo. This spot is situated on a main tourist route that access to the beaches and step towards Punta del Este. The City Council of Atlántida has offered a concession to conduct a private beach club exclusively for owners of urbanization.

This luxury hotel will be equipped with 96 guest suites, all featuring the highest international luxury standards in terms of size, layout, furnishings and equipment. These suites will be of classic and timeless design in accordance with the historic features of the building and will feature spacious living and dining areas, state-of-the-art bathrooms equipped with wellness and spa facilities as well as splendid balconies. Furthermore, the terraces of the presidential suites will be equipped with outdoor whirlpools.
On the ground floor main entrance, the integration of a generous lounge into the lobby will serve guests either arriving or departing but also visitors as a “meeting point” with delivery zone, front desk and front office, back offices (booking, guest relations), general storage facilities of a special atmosphere due to the outstanding ceiling height and the imposing stairs which lead to the first floor where master suites and conference arena are located.
The conference and banqueting facilities are planned to be located in the first floor, which has an high ceiling, hence providing space as well as unique atmosphere for glamorous and grand events and festivities. Moreover, multiple sets will provide a variety of smaller conference and banqueting rooms in order to assure private and exclusive accommodation for large-scale, but also small, meetings. The majority of the conference and banqueting rooms will possess balconies providing attractive views onto the property. In the heart of the first floor will be featured with a generous pre-function area.
Furthermore, the attractiveness of the ground floor is enhanced by the integration of a state-of-the art restaurant, a lounge and a piano cigar bar will be integrated into the historic setting of architecture of the building with grand interior design providing guests with a magnificent atmosphere.
The restaurant will offer the highest international standards in terms of a comprehensive, contemporary Mediterranean cuisine with an outstanding and unique service, including the bar with an integrated lounge area. A wine cellar is located on the underground floor of the restaurant, and is planned to display an impressive collection of a great number of famous and well-known wines, and possibilities for private wine tastings. A piano Cigar Club will offer the ultimate premium choises of cigars and liquors.
Branded to an award winning international company, the Spa & Wellness Area Plans include an exclusive spa and wellness area offering all types of treatments, therapies and further amenities as well as recreation facilities such as sauna and herbal steam bath. The generous spa and wellness area is planned to be spread across approximately 1,500 square meters. An indoor pool and a whirlpool will be integrated on the compound. This area will cover approximately 450 square meters. In addition, an exercise room including a gym will be attached, which will occupy some 150 square meters.
